.- I have a vacation home that own that was purchased 3 years ago for 340k (3.5% for 30 years) with 10% down is now worth at least 380k, but probably closer to 400k (currently rented long term with an IRR of ~15%)That being said, I'm looking to purchase my next investment (SFH) which would be 3bd / 2ba home in a nearby market that would cost up to 200k.

For the first deal, the $900 is from my agent, the other is an estimate based on similar units near by on Craigslist and my own knowledge of the market.

What is in the immediate area, what is slotted for development in the near future, and what are the demographics for climate controlled facilities nearby. 

I live nearby in New Milford which is right next to Bergenfield.

My goal is to buy a property which I can live in and fix up (owner occupied loan), whilst saving up for another property/duplex in the nearby area which will go under renovation and eventually be rented out.

Not to mention, high density housing conditions means there's plenty of stock to go around.Message me if you want to chat over a drink or coffee.

Problem is, there are no near by duplexes to determine what my ARV may end up at.

You can as your basic questions over the phone as a sniff test but I would highly recommend meeting them in person for coffee, lunch, or drinks to probe and see if you think it is going to be a good fit.
