Good afternoon and thanks for reading,I have the opportunity to purchase my neighbor’s house (4 bed/4bath/2 kitchens on 3.28 acres of timberland adjacent to prime BLM hunting grounds) in Walton, OR (about 40 miles outside of Eugene) and I need advice on securing capital for the rehab budget of approximately $80k-120k.Purchase price offered to me is $300k with a $50k downpayment and 5% interest with monthly payments and a 1-5 year term. 

Of course we don't know the exact time it will take rates to drop, but the expected time frame is 6-12 months. 

We own 3 Airbnbs in Fresno and have noticed that the demand wanes in the winter months compared to summer. 

Last month, I purchased my first rental property in Baltimore for $117k and invested an additional $13k in renovations.

My goal when I house hacked was to lower my monthly payments.

My 0.88% rule on paper has turned into losing $300 to $700 a month with repairs called in by tenant on Class C#1.  

Depending on the investor, you might have some luck if you have a signed lease and 3 months of rent seasoning at the desired rental rate.

I have 3 properties that have appreciated over $10k/month over the hold and one of those is over $20k/month ($5k unit per month).  

I've got a friend who owns a rental in the Raleigh, NC area that a company just pays him a check every month for the right to rent it out.
