I am not financially capable of continuing to throw money into this home and I don't know how I can somehow make this property beneficial.

I would just make sure to reach out to some local lenders shortly after so all the hard pulls get grouped together and don't impact your credit score as much. 

Point being: it’s really easy to start liking your rentals more if they are making money!  

If it all makes any financial sense then proceed.

I let it sit for 4 months before I decided to make what I considered a reasonable offer.

So I would educate them on the fact that they were given a gift for many years, and now that you have finally chosen to raise rents to market (so that you can make the profit that you deserve) they will have to wait for a year so that you can put aside some of your new (and well deserved) rent increase to pay for their nrew floor.

Some want the money to go to the sheriff, some to the tax assessor, some to the attorney.
