Give the Tenants a monetary incentive to shovel their walkway or hire a 3rd party to do it. 

For some unknown reason the owner while living there had removed all the electric wiring by cutting holes in all the walls and ceiling to retrieve the wiring.Years ago I went to a foreclosure sale where somebody, nobody knows for sure who, burnt the house to the ground a couple days before the foreclosure sale.

I know it probably doesnt make sense to keep all your money holed up in one or two properties but I have to get over that psychologically I suppose.  

Account Closed  I think the first thing to learn from this is reperforming means not much.. 50% 0r more that reperform you will foreclose on shortly ... once people go down that rabit hole they tend to do it again.. 

If a tenant decided to cut a hole in the wall of your 28-year-old rental, would you not charge them the full damage repair? 

One tenant had knocked holes in the exterior of the bifold closet doors. 

Any loop holes that anyone can help with to assist with a lower down payment?

The numbers seem to line up so I'm curious if someone more experienced could see a hole in my calculations. 

Has put holes in three doors "accidentally"  (but has paid $300 each time to repair).
