Hello BP, I own 4 rental condos in a single member LLC and I’m interested in selling all the properties to an investor and 1031 exchanging the gain into a building I have under contract (to be held in a new LLC where I own 50%).In order to be able to rent the condos, the investor needs to purchase the LLC itself that holds the properties.How can I structure this so that I can do a 1031?

and these were attorneys and other professionals.I sold them duplexs in Vancouver WA and 4 plexs in Portland and those held just fine.. did not go up but did not crash .. so it was very regional.. but the numbers at the time when they bought were better in PHX so instead of loading up on Portland they loaded up in PHX and got wiped out. actually forced them to sell Portland and VAN they broke even thankfully in this market.

You may have to lawyer up (wasn't necessary in the above case), but when all is said and done the better of those two is what the lender will be held to.
