My real estate lawyer on closing couldn't even answer if I could legally put a pool table down there for my own purposes.  

But starting out, getting a sponsor to GP with us, who has the investors ready, will be critical to getting the first deal to the closing table. 

What he does not have is a plan for his money, he does not know what to reinvest in and his time table is about to start.

I'm in the same boat, but due to layoffs and COVID-19, it has pushed back my time table.

How does my time table look?

So I go to see the house condition after 6 months of them living there and there are holes in the walls, the yard has never been mowed and the carpet looks like it was used as a plate in the dinning room (where there is no dinning table)....Still able to send a 10 day notice or just tell them to fix and I'll be back in 2 weeks to inspect without calling it a notice to comply?

The best advice I can give is make sure everything is on the table and understood up front.

Well after they were there for a couple hours they told us that the 65" TV in the living room was dead, the directv boxes were dead, the xbox was dead, the internet is dead, and the virtual pinball table boots up but the buttons don't work.  

Have her sign a standard lease and bring the security deposit check to the closing table.
