I sale properties that are not local to me, so I always tell my buyers to do their own homework on the properties but my price to them is usually a flat mark up because i usually sale in bulk.

A "motivated buyer" will sometimes pay what you are asking "as is" including mark-up for profit.

The window sills of my vinyl windows are covered in small burn marks.

Then after the place is empty take a black light and go along the walls and you will see everywhere that was marked with urine.If they peed in the corners and all of that you will have to rip out at lease the bottom section of sheet rock to get behind the walls.

As lenders increase their fulfillment capacity and turn times are back to the 30-60 day mark lenders will start allowing the rates to go down to the true market prices.Just my 2 cents working for a large lender!
