In a free market the rents would reflect the scarcity of a great product but the government tries to meddle in the free market which at least in the short term increases the scarcity.

As an investor, your primary goal is probably to buy at the lowest price (you make your money when you buy at below market value), fix it up, and either hold or sell/flip.The seller might realize they "don't know what they don't know"....in general, investors sometimes come across as "transactional" (they ran the numbers, and just want a yes or no from the seller).

Hi @Kathleen Park - In my opinion, any type of HOA fee should be paid for by the housing provider, but if you want to account for it in the rent (if the market allows), then increase the rent by $100.What does this TAP program do, and what's the purpose of it?

Quite often I see the seller requiring some type of downpayment, with interest only payments (usually higher than market rates) for X years, with a balloon payment due at the end of the term.
