I had a property manager look at my property and she said the third, smaller bedroom, makes it harder to rent.

However, it's important to note that forming an LLC doesn't guarantee full protection, and it's crucial to comply with legal requirements and manage the entity properly.

In addition the buyers had to go through a year long class on money management and how to keep their credit good and so on and so forth.. this program is NOT designed for investors although it says its open to anyone who makes below the median income I believe and you can have crappy credit most do. 

Once you are comfortable with running real estate, you can consider having one of you leave work and manage the properties full time.

@David Bridgman You may want to check with local mobile home dealerships and other mobile home park managers and/or owners in the area.
