It's equally hard to find the covenants and restrictions for the HOA itself.We recently had a good lead on a condo in Midtown, but then found out that the HOA prohibits rentals.

My advice would be to possibly lead in with the fact that you heard he had possession of the house and if he has considered what he is going to do with it and would he consider selling it.
