My purchase is $25k under the net of the STR sale, would like to use that $25K to do some landscaping improvements (trees/fencing) and to furnish the STR.

Then listen.Then you have to sell them that you are the solution to the problem that they didn't even know they had; "I think I could come up with $10,000, and I'll do all of the cleaning, painting, landscaping and all the other stuff that the house looks like it'll need in the next two years, if you'll sell it to and let me pay your payments instead of you worrying about them".Because by the time you're done listening to them you know all of what it needs now and is likely to need in the next few years and you know what kind of money is going to make them happy.As usual, no short stories when I'm writing them.all cash

Need cleaning/junk crew, painter, landscaper, flooring and cabinet contacts if anyone out there has any of these I would greatly appreciate it!

Watch the neighborhoods go to crap as nobody paints, upkeeps landscaping, etc.It looks like it doesn't take effect until 2022, so my guess is some tenants will get some big rent increases. 

I use it for my landscaping business but I opened one up as a sole proprietor for my real estate investment business. 

GC, Landscapers, Pressure Washers, Roof Companies and all the other ones. 

Exteriors degrade, decks rot, landscape is overgrown, nobody remodels, etc.

But even with junkies passed out on the steps the buildings were beautiful, there was blocks with beautiful landscapes one block away always.

Or the best place to spend money is the kitchen and bath, or landscaping doesn't cost,  it pays..

They are 15 and 17 and do landscaping, pressure washing, construction.
