An alternative would be doing a cash out refi and buying new A class rental in my personal name to get a personal loan for 2.75% fixed 15 year (no balloon) and then after closing I’ll quit claim deed the property over to my LLC.

Otherwise, do you have suggestions for alternative sources of financing that I could suggest to my buyers?

If you could secure 6%, there are safer alternatives for you.

If you’re renting it out, it suddenly isn’t habitable and you have to provide alternative housing.

@Grant Boynton I agree with @Kendal Lamb working with an experienced agent has huge potential. 

It’s a terrific alternative for young people who choose to not live in Manhattan.
