Main things I am clear on is what the rent is, when its due, the grace period for late fees and where to deposit the rent.

Larger security deposits may alleviate the low credit score issues but the offender registry is difficult.

They do not provide an accounting of your cash flow, re deposit uncashed checks, etc  they will not honor checks after 90 days ( normal procedure) but will not credit your account either  you must pay a $50 fee to stop payment & have $ put back in your acct .  

For example, if they show up with security deposit but not first month's rent (NEVER pro-rated), I don't care I'm moving on to the next applicant.

I bought a property last Dec. out in Pascagoula, MS and used the property management associated with the real-estate company, I flew out there, saw the property and like the agent...fast forward to when I was back out of state, I emailed over a few questions about some fees that had been deposited back into my account after months of having a renter (which btw - I had to ask them to list the property for rent after 1 month of not seeing it listed anywhere), the owner said if I was going to ask questions I should find someone else...this is my first go at real estate investing, although I had read a lot and listed to a lot of podcast for a year or so before, I felt like he was attaching me when I called.

The vast majority of lawsuits against Landlords are for wrongful eviction, security deposit disputes, and Fair Housing Violations.

My kids can deal with that "lucky problem" some day.From my perspective, use a good PM and the only headache you have is remembering to enter the direct deposits each month!

Regardless you want to see proof of deposits of that payment.

I had the deposit check filled out before he finished talking.Financed it conventionally (only deal I ever did that way).

Still very early but have gotten direct deposit distributions after closing in time.
