They are out there, you just need to know your market intimately, down to the neighborhood, and be able to strike aggressively when opportunities arise.

Not having a truck makes you miss on small deals where you can't rent a truck or get there in time. 

First one because they hadn't gotten the appraisal back, then couldn't because because they were waiting on something else, now they say they have it all but can't get everything wrapped up in time.

I don't agree with your argument …   having had many a house razed by the city and then get a bill for it.. just had one done in Indy. but that's because we did not get to it in time to rehab  we were going to demo it anyway.  

You can lose a deal if you don't get financing in time, but that's on you, and you might consider having more than one source. 

Another challenging I have is that for oil, company needs to keep eye on the oil level when tenant use it up during winter , and company is busy.. they may not fill the oil in time.. for gas, it’s less hessle
