Not only would it cost you less in the long run, but you would also pick up some website skills that you could apply to future websites and landing pages for your business.Another thing to note with using a squarespace or wordpress, you could just pay someone a few hundred to design it for you.

The reason for this is simple.....women have a greater attention to detail than men do when it comes to interior home design & staging.

Purchase price was $60,000 plus seller's closing costs.The plan is to replace the carpet, paint the interior (most importantly remove the wallpaper), and paint the trim and shutters on the exterior (and pressure wash).

I've seen houses sit for 6+ months that were fresh flips new everything top notch appliances good design... just awful labor...  

Don't think it includes all the design work and furnishings just the appliances and rehab. 

Assume you already have your architectural design and plans and the lot has not been cleared.  

You have a life now that you have designed. 

By asking if you can wholesale it says you want to pass a contract for a fee, if your intentions are something else, you can say so as you really wouldn't be wholesaling if you are simply assisting her (which, IMO, is where your duty should be).You said she had no equity, but worth 90 minus 15 is 75 and her mortgage is 70, that's 5 k in equity, settlement costs will eat that but she has equity.How did you get your rehab costs, what is really needed, I could do a modest kitchen rehab, change out all the flooring, interior paint, and do some outside work for less than 15K.

However I'm unclear how such a change will affect the rentals, especially since I have read that rentals should not be held in an S or C corp (my entity would still be an LLC, with an S-corp tax designation).
