Almost immediately, I sold one of them under article of agreement because after I had it inspected, I quickly realized it would cost way more to fix than it would ever be worth in the next 20 years and the cash flow on it after repair was non existent.

I am looking for an attorney that would be interested to pursue this on an contingency basis.I am also continuing to run into this problem over and over again where the asset manager at the bank is delaying the ordering of the CU inspection report (on purpose) until very close to the closing date.

Here in CA once an offer is accepted Buyer has 17 day inspection period where buyers at their expense can have all inspections done, then request repairs from the seller (which they're not required to do), and then make a decision on whether to move forward.

Banker approved $10,000 remodel draw account.Purple house: Painted the cabinets, fixed a small plumbing leak, moved in a Section 8 Tenant @ $900 a month on the day of closing (advertised the property during the 45 days between contract and closing, had the property inspected and approved by DCA, tenant ready to go).
