I recommend setting up keyword alerts for each area as they are discussed in the forums daily with advertisements posted in the BiggerPockets marketplace hourly.One thing to note when looking at the individual markets, you can make or loose money in any market.

With the allowable rent increases due to the rent control, do you see (or have you seen) a trend developing where rather than allowing the market/individual landlord to determine rent increase rates, landlord's will automatically go for the maximum (7% you stated) to ensure they're capturing as much growth as possible, basically creating a 'market' that increases by 7% no matter what?

when commissions are paid is it better to create an LP or LLc to have the commissions paid to it rather then the individual realtor.

And there's no federal mechanism pressuring states to do something specific, like how if a state's drinking age is below 21 then that state will lose federal highway dollars (fun fact: there is ALSO no federal minimum drinking age applicable outside of federally controlled land, just some highway money that forced all the states to "voluntarily" set it at 21 on an individual basis, I believe Texas was the last holdout, possibly due to oil money).

I am new to this community and real estate investing in general and I am really excited to be part of the community :)Hi Dhaval, in my opinion it's impossible to say that one crowdfunding platform is "the best" for everyone because the answer is going to be very different for each person, depending on their individual risk tolerance, financial situation, goals etc.

From a legal standpoint though, a multi-member LLC is a separate entity (often treated the same as a separate individual), so why would there be any liability for a broker when the entity is purchasing a property that is not utilizing the services of a broker.
