I realize this is fairly long, so thanks for your reading.I have been needing to buy a property for a long time as a first step for total financial independance using Real Estate investment the best possible vehicle.However, I have been renting all along, so I figured I needed to buy a house for my family first before engaging further.A few months ago, I have found this beautiful property at Malden, MA in a gorgeous location near the subway train.

Our firm is an independent brokerage, not a team under an umbrella.

I will demand a third party with independent appraisals.  

@Ted Klein I have spent hundreds of hours attempting to estimate repair costs based on certain independent variables, such as the age of the home, size, number of bedrooms and bathrooms, etc., for SFR. 

I have more experience in Audit than I do in Tax so take my advice for what it is.

My only thought would be that you are using the same parcel for the 4 units, possibly defeating the ability to claim each unit as an independent dwelling. 

Each deal is different and they should be analyzed independently.

Unlike some "consultants" or "brokers" who seek to enter into site marketing agreements, we actually have capital and have the full capability to build sites and manage all communications infrastructure for a property owner.Each site is very specific and should be vetted independently, but hopefully this information is helpful.

Find a broker (independent) that can write their policy and you will likely find a reasonable rate.

In my case the daughter was POA and independent executor so things weren't held up much.
