To truly confirm you would need to assess the chronology i.e. building was built in 1962, zoning changed/implemented in 1963, and it has continually been used as a 2 unit since that time therefor it is legal and non-conforming.

So any tax strategies should be implemented before the income is earned (entity structures, etc) or should be generated by other means (tax shelters, etc).Using either an S corp or a C Corp can allow you to reduce taxes in certain situations.
