Maybe a study themed place might target your ideal renter....You might even want to continue in student housing after you graduate or sell (and who knows the appreciation might cover you college costs!)

Tossing some newbie ideas and a quick intro.My ideal starting niche is SF homes in South Austin for Buy and Hold for ~225K.

We are not ideally looking for homes to rehab, however the rehab homes could be some of the better deals for a buy and hold property.

I'd assume that "dirty money" probably isn't common place is the majority of private money lender's investor pools, as I would assume it would not be the quickest way to launder money...but I'm not an expert on laundering and did not grow up on enough mobster movies.  

Ideally cashflow of course.

Ideally, we would like to start off with a nice quad, off street parking that has a good cash flow, even if the cost is higher.

Ideally I prefer to have my first property close by in Austin.

Ideally already in countertop length and width, which are pretty standard.

Ideal price is $150k cheaper.

Ideally I would like to buy a multi family property, live in one and rent the remaining units out.
