Start with house hacking or condo hacking by using VA loan is the best choice.

I live in an expensive market where my only viable option to invest was to house hack a triplex in a transitioning neighborhood.

Do you think house hacking is possible in this market? 

Do you really want to trust some doc hacked off the internet?

Lots of details missing such as are you married, kids, debts, savings, renter or homeowner, house-hacking, etc. but ideally just save 6 months living expenses and go full-time agent and forget the 9-5. 

Or take the extra 50% to save to buy a duplex or SFR to house hack.
