I completely agree with @Ali Boone and the others: Success as an overseas investor is all about building an effective ground team (entity structuring, deal sourcing, acquisitions support, property management, banking & finance).

So, I’m just making sure I can get a good, and complete credit and back ground check.

Based on comparable comps, my property has some good appreciation and I’m an wanting to use this to acquire a another property.

The best advice they give is you have to have someone you trust on the ground.

in regards to participating in Auction.com; online auctions, (and an out of country investor with boots on the ground to mobilize any rehab after the fact and peak in windows before hand)  ....is there any immediate hick up I am not seeing, regarding funding, earnest money, anything else, that should keep an out of country investor sidelined......I have never participated in an online auction and would like to participate while I am out of country....fear, unknown is keeping me sidelined.mattlooking at florida market particpation, jacksonville fl

The key point to start with is a market that can provide you with solid team in the ground. 

These units seem to rent the quickest for me compared to my other units in other areas.

On one of my California properties.. turns out we have some pretty valuable Tiger salamander habitatdepending on the study we do... mitigation is between 165k to 195k per acre with 1 to 1 and up to 3 to 1 offsets.so 165k and acre to potential of just under 600k per acre to mitigate these guys.. cash to the govmit.and this is just one thing that needs to be addressed... usually the whole property is not affected but a neighbors property is 10 acres and 1 acre is affected depends on 1 to 1 or 3 to 1...now our property is worth 1 million an acre as development ground.  

It has about 1000 sqft above ground space and a full unfinished basement with the same sqft.

It is basically: you buy a home and live in it, rent out rooms (other units if multi family), and have the renters pay the majority of the mortgage, leaving you with extra $$ compared to the avg market rent for where you live.
