I say this as a real estate investor who has opened his door to find an IRS and a Homeland Security agent standing on his stoop, serving him a subpoena to appear before a federal grand jury.

Do not waste your money and time otherwise.I can advise you to spend a million on it, but it is your money, I just try to make a grand suggestion and feel proud of making it. 

A "rough idea" could be off by $20 grand and easily sink a project. 

That’s exactly where that grand will go every month.

To my knowledge, that is not required in Missouri, but then again I haven't built any 4 plexes lately, just rehabbed some that might be grand fathered in. 

Did a loan recently on a turnkey acquisition of a lakefront STR in Grand Lake, CO.

I don't mind spending a few grand to bring it up to code, but not sure how difficult this process is.A few notes:Zoning: R2Rents: Close to market rate so I don't even mind living in the downstairs (unpermitted) area and continuing renting it to the folks upstairs temporarily.  

Unrelated but I love Arroyo Grande.

Updating would be at least 10 grand.
