Hey Matt, I live in Portage right now, have an office in GR, invest in Detroit, Battle Creek, Muskegon, Grand Rapids & Kzoo...I attend REI meetings in Portage & GR when I can, and I'm running my own meetups in GR...this Tuesday June 23rd there will be a (Kalamazoo Area Rental Housing Association West Michigan) KARHA meeting at Theo & Stacy's, Portage Road (just off 94) starting at 6pm...you can see the website at Karha.com, The topic this Tuesday is Land Bank and upcoming Tax Auction with the Kzoo County Treasurer...when you join the RPOA or Rental Property Owners Association, https://rpoaonline.org/, I believe that includes the membership with KARHA..like $90/yrit is about an hr away from you, but I think it's totally worth it if you can attend, every month there is something different to learn and more investors to meetup with. 

Homes are in Highlands, NC and Tybee Island, Ga.

Finally, the gentrification of NYC's neighborhoods was caused by massive private investment into the places like Williamsburg, Long Island City, The East Village and Bed Stuy.

@Matthew Meunier myself and @Holly Kaufman work with STR in Galveston TX and surprising to some we are able to keep a steady flow of occupancy on the island almost year round.

Granted, I have lived in expensive places ( Long Island and Miami) where it was basically necessary.

Rentredi reviews there give me pause....)Also with screening tenants, we are evicting a hoarder so I would like to make some of that online and not having people do manual applications, did I mention I live in Long Island and go to NJ 1-2 x a month to collect the rents and meet with our aging bookeeper who is tired after faithfully helping my parents for 13 years.Review sites (landlord guru, getapp have mentioned Rentredi,  Rentec Direct, TurboTenant, Hemlane.....I have a sales call into Rent Manager, from what they say it would be $200 a month but we gross $14k if everyone pays so that would be a little over 1%.

One of the great things about Hilton Head Island is the availability of each of those property types.
