If we assume we're looking at recession over the next year or two, the first thing to typically dry up is peoples discretionary budget so trips to Disney get postponed or cancelled altogether.Therefore, from a planning perspective, if the STR market dries up or slows WAY down like it is in other markets, it would seem to be to be an easier thing to potentially shift to long term rental for a year or two if you were renting out a 4 or 5 bed home, versus trying to LTR in a 10+ bed home.I'm just looking at this from a strategic perspective and trying to play this as smart as I can.

The multiple trips you made, the window units that didn't work, and the new condenser that froze, to you seems like lots of extra effort and trips to make things work and should have earned points towards "effort" and "bending over backwards", to your tenants those are just a demonstration of wasted time and effort translating into incompetence and carelessness.

Hi Steve,Sorry for your troubles.Having worked in the Toledo market for 10+ years, I can say that I have pretty much seen/heard it all.Experience has lead me to believe that the quicker you can stop the bleeding, the better.Everything else will just be like "tripping over dollars to pick up pennies".I've had losses on real estate deals and business ventures in the millions.And would to this day cut my losses and move on.Look after your investors/partners because your name is everything in this industry.The negativity drain isn't worth the drag on your growth and "creativity" potential.You live and you learn.Learn from your mistakes and don't repeat them.Start again and start better.Keep the dream alive.Wishing you much success
