We have a 2 year old so the idea would be that we'd live in this place for 2-3 years max, rent the other unit in the meantime and then rent both once we have to move to a better school district.

Traffic isn't really a factor, but school districts, crime rates, and proximity to restaurants/shopping are.

Just this month alone the School District of Milpitas is asking whether the student's parent can rent their room to the the teacher !

You can leverage existing knowledge of preferable areas based on preferable school districts, lower crime areas, etc.
