Along the lines of what @Ben Leybovich is saying, only give control to people who are smarter than you or more experienced than you.

We are trying to find an experienced real estate agent who has experience in working with investors and knows the area well.

About 5 years too late.....the banks slashed their number of reo agents, experienced ones, years ago.

I am wondering if there are any special requirements or difficulties I need to know about or should look out for?

I'm all about learning right now from more experienced investors so I'm all ears if you have any additional advice to share.

One final word of advice:  If you use QB,  get your accountant's help in setting it up (unless you are an experienced bookkeeper, which I am not).  

The bulk of his time is being involved in construction for many years who has been both as a manager and an owner but also a little bit of real estate.If I had to invest out of state and to hold my travel expenses down I would seriously go with an experienced Turnkey Company or invest into real estate with a man like Grant Cardone.  

I am looking to meet with experienced investors.

Open to feedback on this from some more experienced investors in the area.
