There has to be an excuse for when it doesn't work.

He claimed to be "working on it," and when we suggested meeting to collect cash or a money order he claimed he was out of town--a FAVORITE excuse of scammers.

I have a crappy subletter who hasn't paid in three months, & he is now using the moratorium as an excuse.

There is no excuse for this whatsoever.

(You should always send a notice to everyone that is late--regardless of the excuse--once they miss the due date with or without a grace period.)  

Many people claim they submit deals to his team and they always seem to find "excuses" or "reasons" why the deal is no good, so nothing ever materializes and, thus, they never get paid.  

If there is an immediate excuse for any deficiency in their application, such as a brief pay history, that should prompt further investigation. 

@Camron CottamI believe the reason why most people are telling you the same things they are telling me is while i'm no expert or claim to be based on what i hear all the time here are a couple of the following excuses / reasons :1.)

I think it can be an excuse, but I also don't think it hurts so long as you're coupling it with taking steps that keep you moving forward, even if they are baby steps at first.
