Yes, there are lots of Airbnb's (we have one ourselves), but there's also MORE than enough business to go around for people who are running an excellent business and serving their clientele well.

Just keep an Excel list of expenses throughout the year.

To add to the already excellent suggestions, if the MH is in a park, I'd consider the park as well as the home. 

 - Cash flow was excellent- Tenant pool was slightly on the lower end- more turnover than duplexes/triplexes- we had a property manager looking after the properties which helped a lot with the day to day issues

I hope I selected the appropriate Forum Category for my question ...I am getting started in Wholesaling and have been checking on properties in my area, and talked with the owner of a property who has been fixing up the property and is ready to sell it.
