New investors, and all investors for that matter, should be saving at least 10% of all their income for this purpose.

I'm hesitant to quit my current job and rely solely on real estate investment for income.

You are better off budgeting money for maintenance and capital expenses and keeping a reserve in case issues arise faster than your budgeted money gets socked away from incoming rents.

The story is long, so I'll cut to the chase: after earning my degree and graduating, I found a job that was quite satisfying.

Of course we love our income tax break in Washington and lean towards remaining in our primary residency to benefit from it but the constant driving back and forth is challenging.

Could it be they have too many "students" or are they simply using "shills" and "influencers" to make them seem larger than they are thus attracting more people to give them their hard earned money.
