Finally looking to house hack a duplex(currently renting) and have a property we like and ready to make an offer.

Been looking at du-plexes, tri-plexes, fourplexes, de-tached houses, casitas, basically anything we can hack.  

While the apartment is not high end by any means, it certainly is a more expensive rehab than one would do in a low income area.Paint and flooring materials used- Wall paint is Sherwin Williams Navajo White- Ceiling and trim paint is Sherwin Williams Ceiling Bright White and Extra White for the trim- Kitchen/Dining/Bathroom floors are TrafficMaster Quartz Stone Vinyl Tile- Living area/bedroom flooring is Traffic Master Allure Country PineOther upgrades done to the unit- windows are new- the entire bathroom was gutted to the studs and redone.- countertop is new- we painted the existing cabinets and put new hardware on them- in the 3 season porch we frosted 2 of the windows and then just painted the existing walls, ceiling, floor

Hello,So I've come across a duplex that says its in foreclosure.

I found a foreclosed duplex, and bought it for $270,000 - adding $80,000 to it to rehab it (It was in complete disrepair)After 8 months, we finally finished the rehab, and it re-appraised for $480,000.

I bought a duplex last December and Today I got a surprise mail in my mailbox.

Just dealt with this on a duplex and it cost the resident right under $600. 

If you can find a turn key place, with tenants already in it and it is already managed, and it cash flows...consider getting a personal loan, using your TSP for a loan, credit card advance etc for the downpayment.....if it cash flows only....Some markets a duplex is 250K, while others it is 129K...20% of 129,000 is not unrealistic using other creative ways to get cash. 

My offer was just accepted on a duplex and being a first time home buyer AND house hacker, I'm equally excited and as nervous as a long-tailed cat in a room full of rocking chairs but I digress.
