Yeah...that’s exactly what happened and upon taking an impromptu tour, she told us her whole life story ending with how she is eyeball deep in debt, trying to fix the house up to sell...and ran out of money.  

You will have all their names, lease periods, lease price, and deposits listed there.You can research the tenants a bit depending how deep you want to dig.

In the mean time, I have been nose deep in reading, researching  and YouTubing trying to get smart on it.

I ran into this personally in Detroit when I foreclosed on a few of my CA borrowers ( failed at landlording)   and had bills of 3 to 6k each.. their tenants never paid.. these are the deep dives one needs to look into before choosing a market to be a landlord in. 

To be an expert should mean that you have a very deep knowledge base to work with, this is usually only possible with years of experience.

I’m from NC so I didn’t look too deep into this but I’m glad to know it isn’t a blanket regulation.

Part of me wants to dive in and start finding ways (loans/partnerships) to stretch my limited capital while looking for my first deal.
