A MAJOR reason why most real estate investors fail is the inability to evaluate the numbers correctly and determine if a potential property is a good deal.

What are some of the criteria you guys use to determined if a persons is a potential good tenant or not?

As John said, I would run the screening reports to determine who will be the best tenant.

There are no contingencies, so even if we qualified for the financing but the appraiser determined that the property didn't qualify, it wouldn't matter and we would lose our $7,500 EMD.

Hello BP family, If find a property on any of the listing sites on the internet like Zillow do I use the listing agent or any of the others on there to do the purchase or should I use someone else that is associated with that property I’m interested in?

So we want a clear $$ amount from GC's to determine if we want to pursue this project.
