Mainly just looking for some re assurance that im heading down the right road and My thought process isn't far fetched

Upon return form this deployment I will be debt free and have significant capital to dive head first in my first investment. my goal during this final year on contract will be to establish as much of a real estate investing foundation as I can in order to enable full time attention once I separate from the Marine Corps.I would like to gage your opinions on how best to dive into this world of real estate investing upon my return from deployment.I'll have anywhere from 30-40k in capital devoted to starting this endeavor.

You are in Lancaster, CA - a place where, I don't know, off the top of my head 6 close friends are CRUSHING it buying property and flipping for big checks or holding them for great cash flow, but you're dealing with idiots 3,000 miles away. 

Just a heads up, most of the time these types of transactions don't make it past the due diligence phase, and the "deals" being offered up are just MLS retreads everyone else has passed over. 

This is what made me scratch my head.

Property probably couldn't even pass an inspection yet it is livable and would be a cheap roof over my best friend and I's head when moving back to Texas.
