From what you describe above it sounds like the tenant is just being lazy, a sink is not a garbage to throw stuff away in. 

Fix yourself, get on a solid financial footing, THEN invest so you don't have to panic-sell when the stuff hits the fan....because it always does and like this virus you cannot predict when.Bottom line: buy for value and cash flow.  

If someone would of told me a month ago the stock market would be under $20,000 and Tom Brady would be playing for the Buccaneers I would of asked you where you got your meds so I can go get some as they must be some pretty strong stuff.

Find a mentor that you can hang out with/help with day to day stuff.

There's a lot of stuff that doesn't need to be in there for a private sale, including a bunch of stuff to support the RE agent's position, financing, and a detailed list of what items in the property are to convey and which ones won't.

What is great is you're already thinking about this stuff and have a plan in place should you need it.

I do a lot of handyman stuff, if you want cheap they won’t last long.
