My market, my country are currently impossible to expand, a property here in my home town sells for about 100K us dollars, and the rent on that property is 150 to 200 us dollars tops, we have an anual total of taxes of 45% of that income, the same is more or less all over the country.

(I say this as a lawyer who has done personal injury and wrongful death cases across the country.)  

After looking over the things you said you'll be doing, I wouldn't roll all of them into one fee, because they cross lines of functions. 

In addition, you'll want to be sure of what restrictions and easements will survive the sale and you would take title subject to.I'm not an attorney and this is not intended to be legal advice, it's my opinion based on my years of handling title insurance claims across the country for various underwriters.

At the far secluded end to a Pennsylvania country lane, sits two houses, one house I've rented for 10 years, and the second house where my landlord's son and his family live and have so for about the past 18 months. 

I think if San Antonio is really gonna catch up with home prices in other growth sunbelt areas of the country it will just keep getting harder.

I haven't been active in Philly for several years, but I think there are still parts of town where you could make this strategy work, especially if you're a little brave, or willing to cross the river to South Jersey.I've worked with experienced investors that struggle with a long distance rehabs.

@John Sherwood you don't give many details about the area of the country this is in, but if this is in a good area (B class), and if your numbers include property management then this doesn't sound too bad on the surface.
