Yes it can be made from other investments but that's just trading one job for another until you have such a critical mass that you don't need to work any more. 

This concept is critical, as new investors probably should not hire out many items, and instead should do that themselves. 

Every partner must provide a critical skill to the partnership and limiting is key.

I haven't done a refi yet, but going into my last deal I figured I'd own for about 10 years before ROE made me look at that equity more critically.  

As many have said here, choosing the right sponsor is the most critical part of syndication investing.

Praise in public,..........criticize in private....If yyou're going to go down the path of naming specific companies and individuals you better be 100% on what you throw out there.

Also 3 times monthly income to rent is critical as long as they are not saddles in other consumer debt .
