You can find several products that can be attached to a window which creates a second egress (think emergency rope ladder) these are cost effective and can be stored in a case as to not be messed with.

Now, I don't begrudge anyone from making a living, and I always seek to create win/win business relationships - but honestly I could quit my high-income white collar job and bill myself out for snow shoveling and gross more income if people are paying these prices in the bids.

Personally, I was advised by my attorney that LLC's create a lot of unnecessary paperwork and to get a good umbrella insurance policy instead.

Once closed you could refinance a portion so that you still create a decent cash flow but can then leverage capital elsewhereCONS - leverage - you could be leveraging your cash into another investment.
