My strategy with this place would to be offer all cash with no inspection contingencies.  

You can find lenders that will commit to doing a loan contingent on an appraisal prior to you need to put money down. 

Lots of great connections all over but we also have a very strong and active contingent here in MA on here so make sure to find them (Set up some keyword alerts to find out about local topics) and get connected.Besides doing that on here make sure to get out to some of the many local investor events we have.  

In this market most sales require no contingencies and all cash.Don’t buy signs and start companies when you don’t have any working capital.

Do you/investors (or partnership) have plenty of liquidity and/or reserves for contingencies?

Choose 1 and work out some kind of contingency agreement with him/her should you decide to invest.You simply can't underestimate the importance of information from local and knowledgeable people who understand the market.

There's a good contingent of west Michigan investors on here, so you're in a good spot. 

Show me the comps, what is the budget, what are your contingency estimates?

There's a contingency on the offer based on a house inspection... so we can see the property then.

Plan for contingencies is always wise.
