They are consistently the least trusted profession in the country and for good reason...they will lie, cheat, and steal to get a commission.

When you are doing mortgage affordability calculations, keep in mind your debt service because banks will care.If you can get 2-years of consistent 1099 income, that will be very helpful.

Do them consistently every single time an people will mention those amenities in their reviews, and new renters will look for them on check-in! 

I recommend you to start building relationships with brokers and agents by talking to them consistently and making offers.There is no doubt that a recession will come; it's just a matter of time.

@Daniel Whitmore when my wife and I were applying to buy our first property we were unable to use her income because she didn't have what they were looking for with consistent income (working as a private nanny) so we qualified based on my income alone.
