BP has a good high-level comparison here https://www.biggerpockets.com/...We're using LLCs, though, in addition to the asset protection (and anonymity via a land trust), we also are building a family trust for our kids so we can keep the government out of our business ;) so the LLC brings a lot of benefits for that.

You can just look at your prior tax history in the comparison to get a sense of what that is.  

@Daniel Torres There are some assumptions in your comparisons that are naturally going to tip the balance toward notes.  

The better comparison is how does an IRA invested in real estate compare with that same IRA invested in other assets such as stocks.

I attended online First Tuesday for RE Sales, OK but I had already attended / graduated from  Az School of RE and thus no comparison.

But if you try and do an apples-to-apples ROI comparison (discounting the toy/emotion/lifestyle factor completely) it doesn't work out.Net result, I think you're on the right track. 

In comparison to the 3, the Note Mogul course was valuable and an easy recommendation for the money. 

Rental comparison suggest we should be closer to $4800/month gross rents, so there is room to grow.
