So even though property values may have skyrocketed, the taxing authorities aren't able to jump the taxes as much because of the limits the grandfathering puts in place.BUT... as soon as you buy a new home, or transfer it to a new entity (think LLC)... all that grandfathering goes away, and the taxing authority will bring you up to that new Just Market Value".

I learned this one from (now disgraced) real estate mentor John BeckWhat John used to do was go to tax auctions, and buy the odd, probably worthless lots nobody wanted.

There really isn't cash flow anywhere right now without some kind of niche or angle.If you buy a miscellaneous, "lower cost" house around the median in PA or OH, and put conventional or DSCR debt on it... it's not going to cash flow.And you really need to be hands-on somehow, whether that's literally your own or a trusted team.
