I do appologize to everyone who I confused by bouncing my talk back and forth between the two parcels.I was also attempting to tell everyone to watch for these larger parcels to come available in your areas as I am seeing more and more of them being lost due to economic conditions.I saw the opportunity and could not take advantage of it but I hope that this will open others eyes to the possibilities that are out there because they could be very beneficial to someone who is watching and is on their game.

Getting a "standard" realtor contract is alright, as long as you attach your custom addendum that effectively erases the junk in the main contract body that you don't want, and adds superceding language that you want.Most realtors are prohibited from "unauthorized practice of law" under their state licensure laws.

Yes I was, but according to my bosses (and my peers) I wasn't a very good one...Luckily, it turns out that my negotiating and business strategy skills were worth a lot of money to those same companies...so I was quickly able to give up my lame attempts at being a computer programmer...

You will want to watch out for specific wording in the bank's addendums they send over, as some will attempt to sneak some things in there you may not be in agreement with.

They had a kind of vinyl plank called Konecto with a 25 year warranty for $3.99/SF (material price only--installation was 2.50/SF extra), and through body porcelain tile for $3.29/SF (labor was 3.29/SF).These prices seem pretty high.

For me, as a B&H buyer, I rather pay a little more for a good solid property that will guaranty good cash flow, than risking getting that property for the attempt to save a couple of grands.
