While I have been looking at first time home buyer programs for mortgage lending, it doesn't seem feasible as I don't have a real desire to actually live in the unit (just make it run money and rent out all the units if possible) because my current location is already operating as a revenue stream (I live in a multi floor 5 BR unit and rent out 4 rooms).

As someone nearing retirement I intend to keep my MF for the cash flow, however, if I were younger this would be a great time to sell and take advantage of the low cap rates and then wait for the cycle to turn and get back in when there is once again "blood in the streets".
