This post has been bugging me because out of all the resources I have been devouring for the last three months this is the first THING I’ve touched that mentioned failure.

Thank you both : )Matt - For a foreigner it is very hard to choose an area, especially in a country that New York alone is bigger than my own country LOLIf for example I want to choose an area in my country, it will still be easier even if I'm not familiar with real estate and even if I didn't visit it all (I didn't see most of my country :) ), because I know the language, the people, the rules (!!)

Does anyone ever feel they get some traffic or deals off of the marketplace here? I've posted two deals that sold within 30 days (so I know they couldn't have been that bad of a deal) but got no response from posting ...

But is there a sheet somewhere on bigger pockets that would help me calculate the repair cost?

Expect to pay slightly more per unit than what a bigger lot has sold for .

If that home would make money when you move into the duplex, keep it... if not, sell it.There, that's my advice for someone starting out with limited resources.
