Most are bought by cash from a refinance, or a sale of a smaller one that's had its' value added to buy a bigger one to do the same.I suppose I could chart my units on a graph with time on one axis and units on another to see how they've grown over time.   

I would also suggest filling out your bigger pockets profile and starting to interact within the community.

I think you have bigger priorities to worry about if acquiring $10,000 is a major roadblock for you.

If I could get one under contract at a price that makes sense would it be worth taking the tax hit, assuming I could make back the loss in taxes of course?

That way you get some experience under your belt and then can slowly move up into bigger projects using your inheritance almost as a private lender that you pay back using the BRRRR strategy again then rinse and repeat.
