I love the mountains and visit often but i do not invest in Colorado.

Pittsburgh, in particular, was filled with little narrow streets winding up steep hills with houses clinging to the side of the mountain.

We would be buying with cash/equity line.Our town is in a major upswing, it is rapidly turning into a have's/have-not's mountain town with sky-rocketing real estate prices. 

Seattle & the Cascade Mountains are down about 20%.

I am on the other side of the mountains from you and in the military as well I have had the luxury to be a little more stagnant than most military career fields.

I climb mountains for a living and rescue people as a profession.

I would say that it is a decent area and I actually lived on Mountain and Adelaide for 2 years.  

These projections are using numbers from AirDNA showing 77% average occupancy rate and ~$270 average nightly rate.I'm not sure if these numbers are representative of what is truly happening in today's market.For those that have cabins in the Smoky Mountains, could you please share your revenue numbers as well as net income (after all expenses) for 2022.I'd like to see if my projections are realistic.Thank you in advance.
