If I’m pre-approved for $50,000 in construction from a huge corporation, like Lowe’s, at an interest rate of 4% for 36 months, it seems much smarter to finance the purchase with the HML and the rehab with Lowe’s.

In the first instance, "it depends" on whether offering the Seller all cash (already approved) would get you a significant discount over just offering a 20% cash deposit, with the rest financed on closing day.If not, might as well buy 4 or 5 similar investment properties, each with 20% down, right?
