This would have to be in the right area but I don't see you getting an amazing ROI with cost of construction, etc.. on a long term tenant.

@Lane Kawaoka  My vacation rental has some amazing cash flow and by the end of this year ill probably net about $30k.  

We missed out on at least one amazing deal b/c I couldn't get anyone to lend us money without a "9 to 5" - I'm still disgusted by that.So, I plan to continue to live simply and save a ton so that we can keep building...have 2 SF deals in escrow right now and hope to close on 2 MFs before the end of the year.  

 - this takes care of DTI issues.Maybe Tyler G gets his feet wet in the world of landlording by being property manager, so Tyler's mom doesn't have to do squat but cash a check each month, because Tyler's mom was such an amazing mother that she's earned an easy paycheck each month (ya know, that whole "18 years" thing).This was actually a pretty easy mortgage problem to solve, by BP member standards.

You have made a really good point that all potential investors should listen to - After all your preparation and research, the one thing that mattered was that you took the BIG step and bought a property - I am amazed at how many would be investors spend YEARS preparing, paying for guru courses, etc because they are afraid of the unknown and can't bring themselves to roll the dice - Good for you and welcome to the game!! 

It always amazes me what a few upgrades can mean for what a room looks like!
