look up house hack.. if you can swing it buy a 2 flat or 4 flat... use your FHA loan with 3.5% down and build your number of doors instantly ... as you get stronger you can move to another place and you have a very nice asset.

Just estimate it up front with the commission expected and sell for a flat number.If it is questioned you will have all of the receipts to show you didn't gouge them and go forward.Good Luck

One of the things that helps is to look at the sales history of some of the homes in the area.Most of the sales charts in that vicinity going back 10 years are pretty flat.213 N 62nd St, Philadelphia, PA 19139 as an example3 bed 1 bath.Sold 2007 $29,900Listed for sale in 2013, after multiple price reductions finally sold for 2014 for $28,100.When looking at investment scenarios, at some point, you have to gauge the appreciation of home values in an area.Some areas just have been rather flat over the years, especially if the homeowners haven't updated their properties and most people are renting.

That's not behind, that's just flat not paying because nothing happened. a friend had that happen to him, and he had to go to small claims court to get his money back.

Agreed @Brent Coombs, keep the snowball rolling downhill (or you hit a flat spot on the hill and have to start rolling a new smaller snowball).Add OPM for the down payment and your big snowball is already built.
